Q: Four roommates rented an apartment from me quite a while ago. One of the four is now moving out, but the other three want to stay. The one moving out is demanding that I return his portion of the security deposit;  he says that he paid it so he should get it back. Is it his portion, and do I have to return it?

Q: I really need my tenants to pay their rent timely, they pay with whatever they can, cash, personal checks, money orders, sometimes they endorse their payroll checks over to me. I’ve allowed this over the years to help my tenants out, and quite frankly, I get my rent earlier that way. But when they don’t pay on time, or if a check bounces, I demand certified funds on my three-day notices to pay rent or quit. Am I doing anything wrong?

Q: Seems like I’ve been getting more complaints from my tenants regarding second hand cigarette smoke wafting into their apartments. I also read a recent article about a landlord who was sued because he didn’t “warn” his residents of the possibility of second hand smoke. Should I be concerned?
