AB 1169 (Torrico) 60-day Notice to Terminate Residential Tenancy - The bill is identical to SB 51 of 2005 (SB 51 died on the Assembly floor). As amended, AB 1169 requires landlords/property managers in non-rent controlled and/or just cause eviction communities to give residential tenants a 60-day notice to terminate a tenancy if they have lived in the unit for greater than one year from 1/1/07 to 12/31/09. It allows owners to give a 30-day notice to vacate to tenants who have resided in the unit for less than one year. Position: OPPOSE. Pending hearing before: Senate Judiciary Committee.

AACSC just defeated an onerous rental inspection ordinance in Huntington Park. Modeled on LA City's SCEP (systematic code enforcement program), the program would have required annual payment of $36.00 per door by ALL owners for an inspection done once every three years, as I discussed last month.
