Time to End 2014


Winter is upon us here in Southern California. As I write this in mid-November, we just finished a heat wave and it has settled in around 65 degrees. We hold out hope for our fellow countrymen who are suffering through another “Arctic Vortex” with temperatures in the below zero range. We just hope for some rain here in SoCal. So, the end of the year approaches. It’s time to celebrate and to prepare for 2015.

As you and your residents get ready for the Holidays, do not forget to maintain your investment (your properties) and to thank your residents. Hopefully, it will rain this winter, so clear your rain gutters now to prevent damage to your roofs. Discuss with your landscaping contractors what needs to be done to “winterize” your grounds. We don’t have to worry about frozen water and sewer pipes, but stoppages WILL occur caused by extra food wastes and house guests.

Be prepared! And, without your residents, you would not be in business, so let them know how much you appreciate them.

Send your residents a Happy Holiday letter thanking them for choosing your property as their home. You can remind them about all the repairs or renovations you have made to the property to make life better for them this past year and about things you plan on doing this next year.

It’s also a great time to remind your residents about the danger of fires from Christmas trees, holiday lights and candles. If you have House Rule policies about decorating, remind them of those policies. With all the extra Holiday meal preparations, remind them about the proper use of their garbage disposals. And with presents and gifts in the home, remind them to be extra vigilant about security and safety. To paraphrase R.H. Macy in Miracle on 34th Street, “We will be known as the Helpful landlord, the Friendly landlord. And as a result we will make even more money than before.”

It is the end of the year, and there are a number of new laws affecting rental properties that take effect after the first of the year. You need to prepare for them now. In this issue of your magazine, there are a number of very good and timely articles. Please be sure to read our State lobbyist Ron Kingston’s article about the new laws for 2015. For those of you with properties in Culver City, we also have an article written by our Board Member Leonardo Wilborn for your consideration.
